| What is an EXCLUSIVE BUYER'S REPRESENTATIVE? |
An agent that works as an exclusive buyer's representative,
works for an agency that does not take listings of any kind.
They cater solely to the buyer in a
real estate transaction.
Many people think all agents are alike, but this is not the
case:
A buyer's agent works out of an office that takes listings,
under a contract. If a buyer wished to purchase a property
listed by the same office, the agent will declare dual (or
limited) agency. This means they represent both the buyer
and seller in a limited capacity.
A single agency buyer's agent works out of an office that
takes listings as well. They can represent both buyers and
sellers, but will only represent one client a time in any
real estate transaction. They do not practice dual agency,
as does
a buyer's agent.
What most people think of as a traditional, or seller's,
agent, is someone who works in a real estate office that
takes listings. Agents represents the seller and works with
buyers as customers. All legal obligations are to the seller,
not the buyer.
The difference is easy to see: Only an EXCLUSIVE BUYER'S
REPRESENTATIVE will provide you, the buyer, the attention
and service you deserve. They're only obligation is to you.
They don't take listings. They don't practice dual agency.
And most importantly, they represent you and only you at
the bargaining table, ensuring the terms and conditions you
specify will be met.

| What services will an EXCLUSIVE BUYER'S REPRESENTATIVE
provide me? |
An EXCLUSIVE BUYER'S REPRESENTATIVE will provide you with
the representation you need to get the home or property that's
right for you. Some of these services
include:
-Arranging the showing of various homes and property.
-Providing
information and explaining various forms and agreements.
-Completing a market analysis to help judge the quality and
price of the home or property you're looking to purchase.
-Keeping all disclosed information private and confidential.
-Protect your interests at all times.
-Negotiate, on your
behalf, the terms and conditions you want.
-Give fair, honest
opinions and advice.
-Provide showings of both listed, unlisted,
and for sale by owner homes and properties.
-Assisting at
closing.
Other agents just can't provide these kind of services. Since
an EXCLUSIVE BUYER'S REPRESENTATIVE works solely for you,
they're able to give honest information and opinions on homes
or properties without worrying about making a sale. They'll
be with you each step of the buying process.
|
| How much does an
EXCLUSIVE BUYER'S REPRESENTATIVE cost? |
Buyer representation is typically
paid for by the seller at closing, but it is not always the
case. Some clients prefer to retain an exclusive buyer agent
prior to even searching for a home, the fees of which can
be paid up front or at the close of the contract.

| What
are the experts saying about exclusive Buyer representation? |
Money- "Unlike
the traditional agent who looks out for the seller,
a buyer broker
acts as your advocate,
helping you find the home you want and then negotiating
the lowest possible price. The best buyer brokers are so-called
exclusive agents - that is, they represent only buyers,
never sellers..."
SmartMoney- "Only by using
an exclusive buyer agent can a buyer be sure all information
is kept confidential.
Only an exclusive buyer agent can give the buyer an objective,
experienced opinion of the homes viewed to ensure the buyer
gets the right home, in the right location, at the right
price"
Consumer Federation of America-"To
Buyers: If you want representation, work with a buyer broker.
They
are legally obligated to represent your interests in any
negotiations with sellers."
Los Angeles Times- "Exclusive
buyer's agents work only for consumers and often can save
them money -
and they don't cost more to hire... Buyer's agents are
not tied to any particular property or agency, so they
will
show buyers any home, even those for sale by owner."
Worth- "Hire a buyer's broker.
When in the market for a home, the best defense is a strong
offense."
Not One Dollar More!- "Your goal should be to
engage an agent who will represent only your interests.
Not just a 'buyer broker,' but an exclusive buyer broker.
Make sure that is what you are getting." Joseph Eamon Cummins
Author, Not One Dollar More!
Business Week- "To protect themselves, buyers
can retain their own exclusive representative, called a "buyer's
broker." Your local agent may offer such services, but
be aware that buyer's brokers who also work as seller's
brokers can sometimes end up on both sides of the deal." |
